If property owner would like more types of advertising, an advertising fee will apply.

  • Show your property to prospective tenants
  • Conduct extensive tenant screening including
  • Credit/eviction checks
  • Prepare leases and all other required documentation
  • Conduct move-in and move-out inspections
  • Collect first month's rent and security deposit
  • Collect monthly rent and handle associated bookkeeping
  • Send late notices and, when necessary, arrange evictions
  • Conduct periodic inspections of property
  • Coordinate maintenance and repair work
  • Prepar monthly and annual financial reports
Monthly reports will include management costs, rents collected and any other additional costs/court costs, etc.

For unoccupied properties, most property management companies charge a setup fee in addition to a leasing fee equal to one month's rent, plus a percentage of rental income as a monthly management fee. LPMG has one set amount of $500.00 for set up and Leasing/Administrative fees, of which $150.00 is paid up front, with the remainder due at lease inception. In addition, we charge monthly management fees equal to 10% of rental income.

The setup fee for already occupied homes is $150.00 - includes thorough inspection, needs assessment, and organize all tenant information and documentation
