If property owner would like more types of advertising, an advertising fee will apply.

  • Show your property to prospective tenants
  • Conduct extensive tenant screening including
  • Credit/eviction checks
  • Prepare leases and all other required documentation
  • Conduct move-in and move-out inspections
  • Collect first month’s rent and security deposit
  • Collect monthly rent and handle associated bookkeeping
  • Send late notices and, when necessary, arrange evictions
  • Conduct periodic inspections of property
  • Coordinate maintenance and repair work
  • Prepar monthly and annual financial reports

Monthly reports will include management costs, rents collected and any other additional costs/court costs, etc.

 

Landmark Property Management Group LLC uses a cloud based management software system that allows us to provide you with real-time access 24/7. See what’s going on with your portfolio on your schedule.  In addition to seeing when your rents are received, you will also be able to:

  • View your history of owner draws and contributions
  • Download your management agreement and other important documents
  • View income and expenses for each of your properties
  • Run key financial reports on demand
  • And much more

For unoccupied properties, most property management companies charge a setup fee in addition to a leasing fee equal to one month’s rent, plus a percentage of rental income as a monthly management fee. LPMG has one set amount of $500.00 as our Leasing/Administrative fee, and a $150.00 set up fee paid up front and $75.00 for each additional unit in a multifamily dwelling. We charge monthly management fees equal to 10% of rental income.

 

The setup fee for already occupied homes is $150.00 – includes thorough inspection, needs assessment, and organize all tenant information and documentation

LPMG has one set amount of $750.00 or one month’s rent (whichever is greater) for set up and Leasing/Administrative fees, of which $275.00 is paid up front, with the remainder due at lease inception.

 

At the completion of the Tenant Placement Service LPMG will provide the property owner with a check for the Deposit and First Month’s rent less tenant placement fees and service charges, application, copy of applicant’s identification and lease.



VACANT NON RENTAL HOME AND LOT MAINTENANCE

Vacant Non Rental Home/Lot Maintenance (this option is for properties you do not wish to rent or are not actively seeking a tenant and only wish to maintain the property) includes the following:

 

  • Weekly visits to the property
  • Lawn/Snow Service (charged at cost)
  • Secure and Board up (charged at cost)

 

Vacant Non Rental Home/Lot Maintenance is $50.00 per month plus the cost of maintenance, labor and supplies.

 

PROPERTY ASSESSMENT

 

Property Assessment Service includes, but may not be limited to the following services:

 

  • Exterior pictures of the property (interior pictures if access is provided).
  • Block Information (i.e., vacant homes, burn outs)
  • Proposed Rental Rate (investment properties)

 

The cost for this service is $150.00 per property.

 

LEGAL SERVICES

Legal Services:

  • Demand for Possession Non Payment of Rent – Attorney Appearance fee ($125.00) Plus filing and service fees. If you would like a money judgment there will be an additional charge. ($75.00 for each additional Attorney appearance for adjourned cases)
  • Eviction Proceedings – Attorney Appearance fee ($125.00) Plus filing and service fees ($75.00 for each additional Attorney appearance for adjourned cases)
  • Case and Appearance fee – Property Manager ($75)
  • Record acquisitions ($50) Plus municipal fees (Property Transfer Affidavit)
  • Copy of recorded deed ($35)
  • Collections – 50% of amount recovered

PROPERTY TAX APPEAL

 

Property Tax Appeal per property – City of Detroit ($600.00 flat fee)  –  Option is not available at this time

 

In order to serve our clients and save them costs we charge a flat fee of $600.00 per house. It should be automatic to obtain a 50% savings at the Board of Review level, but in the event that the city changes their policy it may be required to proceed to the Michigan Tax Tribunal.

 

If the client’s property needs to be processed to the Tribunal there will be an additional cost of appraisal. We can obtain an appraisal for the client for $100.00 per house; this is an additional savings of $100.00 per house over most appraiserial cost.

 

Should it be required to petition to the Tribunal there is a fee from the State of Michigan for processing of $125.00 per property in addition to the appraisal, if required.

 

We are confident the reduction of 50% will be accomplished and there will be no need of the additional costs.



MAINTENANCE AND REPAIR

Landmark Property Management Group coordinates the general maintenance activates with outside contractors and third party vendors to maintain, clean and prepare your property as needed. Maintenance,  materials and repairs are charges at cost with no additional markup from Landmark Property Management Group.
